Security deposit

1–2 months rent, refundable at the end if no damages.

First month rent

First month paid on signing; initial outlay ≈ 2–3 months.

Socioeconomic study

Verifies income, job and references to confirm ability to pay.

Legal policy / bond

Replaces a guarantor. Policy ≈ 35–40% of a month; bond ≈ 70%.

Contract cost

Drafting/legal fees; notarial cost extra if signed before a notary.

Pet deposit

When the owner allows pets, an additional refundable deposit.

ID & proof documents

Foreigners: passport is the valid ID (a driver’s license is NOT); if you hold residency, present it together with the passport at signing. Nationals: INE. Plus proof of income, RFC and proof of address.

1-year minimum lease

Standard term; shorter rentals are usually touristic at higher prices.

Furnished vs. unfurnished

Furnished units are common in the Hotel Zone and Puerto Cancún (ideal for short stays/foreigners), at higher rent. Unfurnished dominate residential areas and suit long leases. Either way, the standard is a 1-year minimum lease.

Amenities and maintenance

Development amenities

Pool, gym, lobby, 24/7 security, green areas, pet park, courts, business center and event hall are common in Huayacán, Cumbres, Lagos del Sol and Puerto Cancún.

Maintenance included · utilities separate

What’s usually included is the maintenance fee, which grants access to amenities and common areas. Most utilities are paid separately: water, electricity (CFE), internet and gas. Budget electricity separately for air conditioning ($2,000–$6,000 MXN/mo).
