What exactly is the Financial & Tech District?
On August 8, 2026, the official declaration went public: a 60.76-hectare polygon in the municipality of Benito Juárez, published in the Diario Oficial de la Federación and signed by Economy Secretary Marcelo Ebrard Casaubón. This is not a hypothetical zone — it has coordinates, published tax incentives, and already received environmental clearance from Semarnat on May 22, 2025.
Location & connectivity
4.1 km from the Tren Maya station and less than 5 km from Cancún International Airport (the country's busiest for international traffic), with direct access to highways 180 and 307. It sits outside federally protected natural areas, 7 km from the Moon Palace private reserve and 7.2 km from the Nichupté Mangrove Protection Area.
The tax incentives, without the fine print
There are two layers of incentives, and they should not be confused: federal ones (tied to the Secretaría de Economía declaration) and municipal ones (Benito Juárez). A project inside the polygon can access both.
Immediate federal deduction (SE / DOF)
A 100% immediate deduction on new fixed-asset investment inside the declared polygon, plus an additional 25% deduction on workforce-training and innovation spending, running 2025–2030. Requirement: stay in operation for at least 2 years.
Municipal incentives (Benito Juárez)
A 100% discount on predial (property tax) and ISABI (transfer tax), plus 50% off construction permits for 10 years, for projects located inside the district.
48-hour company registration (SARE)
IMDAI Cancún's SARE system lets you register a company in 48 hours — among the fastest turnarounds in the country for business registration.
The first investment already has a name: $270 million USD
On August 4, 2026, in Orlando, Governor Mara Lezama announced southern Mexico's first major medical-nearshoring project inside the district: the Premier Medical Destination Center (PMDC), from the Mayan Healthcare Design group, with an estimated $270 million USD investment covering neurosurgery, advanced nursing, biomedical engineering, clinical nutrition and health technologies. On the same trip, a second memorandum was signed to establish Mission Brain's headquarters in Cancún.
What this means for your decision
If you're evaluating a medical, digital-health or professional-services project near the polygon, there is now a real investment anchor (not just an announcement of intent) that can pull in suppliers, qualified staff and housing/office demand nearby. For pure real-estate investment, this typically translates into stronger rental demand and appreciation over the following 24–36 months in areas connected to the corridor — that's not a guarantee, it's a pattern observed around similar districts in other Mexican cities.
The ecosystem around the district
- 345+ tech companies registered in Benito Juárez (fintech, proptech, tourtech, logistics), growing 35% year over year (IMDAI, Q2 2026).
- 42+ coworking spaces in the metro area, several with ocean views (WeWork, Regus, IQ Business Center).
- Commercial fiber internet up to 10 Gbps in Puerto Cancún and the Hotel Zone (Telmex, Totalplay, Megacable, Axtel).
- State plan "QR 2030 Digital": over $4.2 billion MXN in digital infrastructure investment through 2030.
A district with an official declaration, published incentives and a first $270 million investment is no longer a speculative bet — it is a zone with clear rules. The question is no longer whether Cancún is diversifying beyond tourism, but how close to that corridor you want to position your investment.
